SHKP offers low-rise homes

Sun Hung Kai Properties will release 20 units of its low-rise residential project, Europa Garden in Kwu Tung, Sheung Shui, at an average of $3,600 a square foot.

This will be about 12 per cent higher than a neighbouring project sold by K Wah Properties in June.

K Wah's Casas Domingo was launched at $3,225 a square foot.

Estate agents said they had doubts about the sales response to Europa Garden because the units would be on sale for at least $7.6 million each.

Europa Garden has 63 three-storey detached houses. The developer will first offer 20 houses measuring 2,111 to 2,132 sq ft for sale on September 1. The most expensive unit will be $9.4 million.

Midland Realty northwest district manager Lawrence Wong Wai-wing was conservative about the potential sales response despite the project's high quality.

He said Europa Garden could attract buyers, especially those who had membership with the nearby golf course as well as those living in Hong Lok Yuen in Tai Po.

Sun Hung Kai will register prospective buyers between Tuesday and Thursday.

Kerry Properties yesterday registered 50 prospective buyers for today's sale of 24 residential units in its Symphony Garden in Hung Shui Kiu, Yuen Long.

A Kerry spokesman said the average price was $2,650 a square foot and the company would consider offering extra units at higher prices given a strong sales response.

Nineteen men were arrested by the police for allegedly blackmailing potential buyers outside the project's sales office on Tuesday.

The project was originally planned to be sold on a first-come, first-served basis. To maintain order, the developer decided to register buyers.
