Models help the fight for hearts and minds

The process of trying to win over professionals and the public started yesterday when contenders for the West Kowloon cultural hub put their development models on display at the Science Museum in Tsim Sha Tsui.

A look at the displays shows that property developments are an integral part of all three proposals.

With a track record of constructing tall buildings, such as the 88-storey Two IFC and the 72-storey Harbourfront Landmark, Dynamic Star International - a joint venture between Cheung Kong (Holdings) and Sun Hung Kai Properties - is proposing an 80-storey skyscraper on the site.

Although Henderson Land's proposal has the lowest development density, with just two 52-storey towers rising above the canopy, its proposal is the only one to also include residential high-rises on the cultural headland. There will be two housing blocks of more than 20 storeys, comprising four wings, built on the waterfront facing Central.

The deputy project director of Henderson's team, David Dumigan, said the development would 'make the cultural headland livelier'.

Located at the eastern entrance to the cultural hub, one of the 52-storey towers would comprise a hotel and offices, while the other would house serviced apartments.

Dynamic Star proposes building 13 residential blocks on the 40-hectare site, but none would be on the cultural headland.

Sunny Development, a consortium of Sino Land, Wharf (Holdings) and Chinese Estate Holdings, is the only contender that does not plan to combine commercial and residential development with museums and theatres.

The arts and cultural facilities would be built on 400,000 square metres of open space. It is also proposing a roof garden.

On the edge of the cultural hub, it proposes building two hotels, with 1,300 rooms, a conference centre, nine residential blocks, four shopping malls and three offices towers.

The other two proposals also make allowances for green open spaces.
