House-hunting tips

Make your intentions clear. Good property agents will take the time to understand your requirements. If they do not, spell it out to them - whether it is a relatively new building with a clubhouse, a high floor or a quiet street.

Be firm about your budget. Do not let property agents drag you around looking at flats beyond your means. Decide what your budget is going to be, and stick to it.

Do not rely on just one agent. Sign up with at least two and make sure they are licensed. This way you are less likely to miss that ideal flat that pops up on the market. It also means you are not relying on one opinion.

Take notes. Soon you may have seen so many flats you forget which one had that bright, spacious lounge. Bring a notebook and pen when you go flat-hunting, so that you can jot down key points about each property. File them when you get back home.

Act quickly. If you find a flat that is realistically priced, the chances are it will not be on the market for long.
