Baguio prices rise but still low

FLATS at Baguio Villa in Pokfulam reached an average sale price of $3,600 in December last year, an increase of $735 on the average price for the same time in 1992.

Brooke Hillier Parker partner David Faulkner said prices at the estate were low by Hong Kong standards.

''This is partly because of the estate's age, but is also due to the landslide that occurred there a few years ago,'' he said. At their lowest ebb last year, prices at Baguio Villa were $2,835 per sq ft.

Baguio Villa was built about 15 years ago and comprises 35 high-rise towers. One of the villa's distinguishing features is that it contains many large flats.

Mr Faulkner said most flats ranged in size from just under 1,000 sq ft up to 1,500 sq ft.

Because flats on higher floors have harbour views, there is a greater than usual price spread at the complex.

With its large flats, Baguio Villa is popular in the expatriate rental market.
