Time for pampering

Luxurious living means being pampered, even as we go through an economic downturn. Developers seem to have a sense that there are always those who desire style and comfort, splendid views and a sense of privacy. After all, the pampering has to be a little more discreet in difficult times.

With this demand from discerning buyers and tenants, luxury is no longer merely a buzzword for developers. It involves careful planning and design, plus a commitment to construction and management of the property.

Cherrie Lai Hon-kwan, head of Hong Kong residential property at Hongkong Land, says the company has an established mandate to build high-quality properties, whether commercial or residential, large or small.

Hongkong Land is no stranger to the luxury residential sector as some of the city's most prestigious buildings, such as May Tower and Tregunter Towers in Mid-Levels, were completed by the developer.

The company is also the biggest commercial landlord in Central, with top-of-the-range properties such as The Landmark, Alexander House, Prince Building, Jardine House and Exchange Square.

Its latest luxury residential project is The Sail at Victoria, located at 86Victoria Road and comprising 95 deluxe flats with commanding views of the harbour and Stonecutters Bridge.

Ms Lai says the new project, due for completion this year, will be another example of Hongkong Land's commitment to providing high-quality residences, even though the size of development is small.

A typical floor consists of four units, including two two-bedroom units with a size of 663 to 714 sqft, a three-bedroom unit of 1,074 sqft and a four-bedroom unit of 1,429 sqft.

'The Sail at Victoria will be a new-generation luxury residence. We have total commitment to building quality property to the satisfaction of homebuyers. We are confident that buyers will appreciate our quality and are willing to pay a premium for it,' Ms Lai says.

She adds that the company works hard on every detail of the development to ensure the best possible quality. The residential building will be clapped by curtain walls, while top-quality materials are sourced, such as Italian Fior Di Pesco marble for the bathrooms. The flats will be equipped with a range of branded appliances and fittings, including a comprehensive set of Gaggenau kitchen appliances.

Meticulous design is key to the development, which features a 7,000 sqft clubhouse and about 5,000 sqft of sky garden area. Ms Lai says the project is scheduled for sale in the third quarter of this year, but the developer has already received a lot of enquiries from interested buyers.

The Sail at Victoria will be more than a property sales exercise. It is an opportunity to enhance the branding of Hongkong Land in the market as the company celebrates its 120th anniversary this year. Hongkong Land is also redeveloping the former Lai Sing Court in Tai Hang, a two-tower deluxe residential project that offers about 300 flats. The project is expected to be completed next year.

Sino Group is marketing its new residential project, The Dynasty, on the waterfront of Tsuen Wan. Among the latest offerings are a special 2,953 sqft penthouse, called Dynasty Palace, in Tower2 and the Dynasty Sky sea-view units on the 60th to 63rd floors of the twin-tower development.

Salenda Lau, general manager of sales and marketing at Sino Group, says the penthouse comes with a 2,251 sqft roof garden and a pool. The developer is targeting a price of about HK$13,000 per sqft, which translates into a lump sum of about HK$38million. The Dynasty Sky units are three-bedroom and four-bedroom flats from 972 to 1,739 sqft.

Ms Lau says more than 120 flats in the 256-unit project have been sold so far at an average price of about HK$6,300 per sqft. Buyers are mainly end-users and families upgrading to bigger units, with some buyers from areas outside Tsuen Wan such as Kowloon Tong and North Point.

She says residents will enjoy sea views, a sense of privacy and a well-equipped clubhouse. A typical floor includes three units with high-quality appliances and fittings by brands such as Gaggenau, Amorini, Grohe and Kohler in kitchens and bathrooms. The units have a generous floor-to-floor height of 11 feet 6 inches, giving residents a greater sense of space.

Ms Lau says residents of The Dynasty will also enjoy convenient shopping and entertainment at the Citywalk mall.

When the Kowloon Southern Link comes into service this year, it will be just a 13-minute journey from Tsuen Wan to Kowloon West MTR station. And it should only take only 15 minutes to Tsim Sha Tsui.

In southeast Kowloon, The Latitude, a new project being built by Sun Hung Kai Properties (SHKP), is rising. The project at 638Prince Edward Road East will provide 1,159 units in five residential towers. Typical units will range from 571 to 2,032 sqft, with one to four bedrooms.

A SHKP spokesman says the developer has invested more than HK$1 billion in high-quality building materials for the luxury project. It will feature Club Latitude, a three-storey clubhouse with landscaped open space of about 100,000 sqft with comprehensive facilities, such as outdoor and indoor swimming pools, spa facilities, a multifunctional banquet hall and a gymnasium. There is a 210,000 sqft three-storey shopping mall at the tower base.

'A premium residential project is supposed to be one with a prestigious address, iconic architectural design, top-rate quality finishes and fittings, world-class clubhouse amenities, excellent property management services and, of course, excellent appreciation potential,' the spokesman says.

With internationally inspired urban planning and an ideal harbourfront location, SHKP believes residents at The Latitude can enjoy expansive views of Victoria Harbour and benefit from the imminent redevelopment of the old airport site at Kai Tak.

The project, which is being marketed for sale, is expected to attract local and overseas attention from owner-occupiers and investors alike.

To cater to the needs of target buyers, eight different layouts, ranging from one-bedroom to four-bedroom units - double suites, store room and maid's room inclusive - are available.
