Towering ahead: Xiamen developers invest heavily to build prime residential and mixed-use property

Prime business areas boast multibillion dollar projects, from the landmark Xiamen Shimao Mo Sky Mansion, to Sino Group’s scenic Mayfair by The Lake

Developers have unveiled several large mixed-use and residential projects in Xiamen’s prime business areas.

In Xiamen’s Xiagang district, where heritage buildings have been renovated, Shimao Property Holdings has developed the 5 billion yuan (HK$5.8 billion) Xiamen Shimao Mo Sky Mansion, which consists of two 300-metre skyscrapers on an approximately 30,000-square-metre plot. One tower features a five-star hotel and grade-A offices, while the other is dedicated to upscale “small office, home office” (SOHO) units aimed at professionals and enterprises. A mega shopping and entertainment centre occupies the development’s multilevel podium.

The company says the SOHO apartments are in the 64-storey Tower A and all have views of Xiamen’s harbour. The finely finished apartments range from 50 sq m to 1,700 sq m, and with 3.6m ceilings. Xiamen Shimao Mo Sky Mansion also offers upmarket lifestyle leisure and commercial facilities, the developer says, citing its ambition to a create a commercial landmark for the city.

“Through this project, we bring together the cosmopolitan business hub; SOHO for elite professionals; and lifestyle shopping venue. We aim to pioneer the international upscale ‘one-stop shop’ consumption and lifestyle experience in Xiamen,” Shimao Property Holdings says.

The overall design was aimed at furthering sustainable urban development in the city. Northwest of the project, the massive Gulangyu Island development offers views of other scenic spots, such as Zhangzhou City, Kinmen Island, and the South Putuo Temple.

Xiamen Shimao Mo Sky Mansion’s architecture blends into the city’s skyline and offers breathtaking ocean views from a coveted location. The twin towers’ symmetric, balanced design represents two giant sails of a gigantic vessel on the waterfront, and evokes Xiagang’s local heritage. As a vertically integrated business, Shimao Property Holdings also has a wholly-owned property management company.

Sino Group’s Mayfair by The Lake development is located in Xiamen’s Hubin North Road, a hub of municipal government offices, finance, commercial and business corporations, and a concentration of well-known primary and secondary schools. Hubin North is also one of Xiamen’s major shopping, entertainment and lifestyle centres. On the waterfront of Xiamen’s Bailuzhou Lake, Mayfair by The Lake has been crafted by Sino Group into an upscale residential project focusing on “lakeside living”. The central business district also integrates business and leisure activities. Backed by Huweishan Park, the luxury residential project faces Yundang Lake, a traditionally exclusive residential area. Bailuzhou Lake Park and Xiamen’s Haiwan Park also offer green, open spaces nearby.

The Lianfa Group has launched several high-end residential developments in areas well-covered by the city’s fast-expanding metro networks. Located in Fangshan North Road in Xiang’an District, the Lianfa.Xinyuexuefu development consists of over 94,685 sq m of construction on a 32,086 sq m area near Li’an station on the Metro Line Five, which is under construction. The development highlights the area’s leading educational institutions, from kindergartens to secondary schools, and its first phase includes three-bedroom, 82 sq m and four-bedroom, 117 sq m apartments.

The Lianfa Group has also launched the 103,731 sq m Lianfa.No.1 Xinglin Bay residential project in the Jimei district. The peninsular waterfront development has 466,962 sq m under construction; faces Dongdu Port, across the bay; and is also directly connected to the Xinglin Bridge to Xiamen Island and Xiamen Gaoqi International Airport.

The project also faces the lake of Yuemeichi Park, featuring extensive mangrove areas and habitats of little egrets. It is also close to Xiamen’s Yuanbo Garden’s heritage structures and recreational areas. Lianfa.No.1 Xinglin Bay’s apartments range from 89 sq m to 122 sq m.

In the Guankou district of Jimei, the Lianfa.Xinyue Bay project has 213,000 sq m under construction in a development that is connected by transport networks such as the Xiamen Software Park Phase Three station of the Metro Line One and the planned Guankou Station of Metro Line Four. Featuring two-bedroom, 81 sq m and four-bedroom, 120 sq m units, the project is close to the Jimei, Xiamen, and Xinglin bridges, and is a few minutes from Fengjing Lake Park.
