The first phase of the Royal Warwick Square development is about to be unveiled in the central London borough of Kensington and Chelsea. Sherrin House, a collection of 66 apartments and penthouses at competitive prices, offers a rare chance to live and invest in this prestigious borough.

This development in historic Kensington is walking distance from some of London's most celebrated cultural landmarks, royal parks and universities. It’s also close to the prime neighborhoods of Knightsbridge, Chelsea and Holland Park. Designed by renowned architects Squire & Partners, this elegant building puts a modern twist on the classical London garden square.

Royal address

Royal Warwick Square has an enviable location in one of central London's most timelessly sought-after areas, just moments from Kensington Palace and close to revered cultural institutions such as the Royal Albert Hall, Victoria and Albert Museum and Serpentine Galleries.

Fine dining, entertainment venues and the designer boutiques of Knightsbridge and Sloane Street are just a short stroll away, as are the sprawling parks of Hyde Park, Holland Park and Kensington Gardens.

Living in Kensington also puts leading educational facilities within walking distance, including global top 10 university Imperial College London, which has 15 Nobel laureates to its name, and top private schools such as the Royal College of Music and St Paul's Girls School.

Beyond Kensington, all of London is easily within reach via Tube from High Street Kensington station and nearby Earl’s Court, which offers connections to the new Crossrail station opening at Paddington in 2018. For journeys farther afield, there’s also convenient access to cross-continental Eurostar services from St Pancras International station and flights from Heathrow and Gatwick.

Landscaped luxury

Sherrin House is the first building at Royal Warwick Square that will open to residents, who can choose from a choice of one-, two- or three-bedroom apartments overlooking a traditional courtyard garden that offers a serene retreat from the bustle of the capital. Each spacious apartment benefits from bespoke interior design and floor-to-ceiling windows, letting in natural light and capitalizing on the stunning green views.

Residents have exclusive access to leisure facilities, which include a private swimming pool and vitality pool, a state-of-the-art gym, spa treatment rooms and a private cinema. A dedicated concierge service is also available.

Growth potential

Set to welcome its first tenants in the second half of 2021, Royal Warwick Square is being developed by St Edward Homes, a joint venture between leading UK property developer Berkeley and Prudential Assurance Company.

Royal Warwick Square is a milestone in the larger Warwick Road Masterplan. The regeneration plan involves the creation of more than 1,000 homes, a new school and landscaping across seven acres of prime Zone 1 real estate in Kensington and Chelsea, a borough forecast to grow 15 percent by 2021, according to global real estate services firm Jones Lang LaSalle (JLL).

Giles Walker, Associate Director of Residential Development at JLL, says: “For those looking for a property in prime central London, Royal Warwick Square offers the complete package for luxury; a tranquil setting with beautifully manicured gardens, Harrods Estates Concierge, secure underground parking and resident's facilities to serve all requirements.”

“As sole agent, we are proud to be associated with such an exciting project in Kensington, which offers a significant value proposition for future growth.”
