SHKP is a landmark developer

Sun Hung Kai Properties (SHKP) is marketing its office developments in Hong Kong, Beijing and Shanghai with well-defined branding while building landmark structures that reinforce Hong Kong's status as an international city.

The new slogan for the office portfolio is 'BIZ - The Key is Here', and it contains offices in ideal locations for local, mainland and multinational companies.

Sun Hung Kai Real Estate Agency executive directors Jimmy Wong and Victor Lui, and deputy general manager for office leasing Lo King-wai, recently announced the new initiative.

SHKP's premium office portfolio features 17 developments covering about 7 million sqft. Average occupancy is 96 per cent and some projects are fully let.

Among the best known are One and Two IFC in Central, Sun Hung Kai Centre and Central Plaza in Wan Chai, Millennium City phases 1, 2, 3 and 5 in Kwun Tong, Grand Century Place in Mongkok and Metroplaza in Kwai Fong.

The Hong Kong portfolio will expand to 10 million sqft when International Commerce Centre at the Kowloon Station is completed, making SHKP one of the largest premium office landlords in Hong Kong. Mr Wong said: 'Several things set SHKP's office portfolio apart. First, it is well balanced and covers Hong Kong, Kowloon and the New Territories.

'Our office developments in non-core areas are often local landmarks and help transform their neighbourhoods into thriving centres. Some developments are along major rail lines such as the Airport Express, MTR and KCR, so the locations are highly accessible.

'Second, SHKP builds premium-quality office developments, setting new standards in planning, materials and decor to suit the market. These include a number of landmarks that reinforce Hong Kong's status as an international metropolis.

'Central Plaza was the world's tallest steel-frame building at the time it was completed, and Two IFC is now Hong Kong's tallest building and the benchmark for scale and quality in grade-A offices.

'International Commerce Centre, now under construction, will soon be the tallest building in Hong Kong and the third-tallest in the world.

'Third, SHKP developments supplement fine materials and the latest hi-tech facilities with premium customer service to keep the portfolio competitive and achieve satisfactory rental returns.'

SHKP's office portfolio will expand with the completion of new projects such as Millennium City 6 and Shanghai IFC, in addition to International Commerce Centre.

The BIZ - The Key is Here slogan will help people easily identify SHKP's premium developments and service.

Mr Lo said that BIZ, as in business, reinforced the idea that it offered tenants the key to a thriving business.

Millennium City 6 will be ready by the middle of next year and will provide about 400,000 sqft of office space with state-of-the-art facilities. SHKP will retain the development as a long-term investment.

The 118-storey International Commerce Centre will be at the heart of Hong Kong's future cultural and commercial hub. It will provide 2.5 million sqft of grade-A office space. Its location at a major railway interchange will make it convenient for the airport and rail lines including the KCRC northern and southern links and the proposed Guangzhou-Shenzhen-Hong Kong Express Rail.

Shanghai IFC will be in the middle of the Lujiazui financial centre in Pudong and will overlook the Huangpu River.

The integrated commercial complex will contain about 4 million sqft of gross floor area. Construction is about to begin. The sweeping view and superb quality will match IFC in Hong Kong, with comprehensive communications and hi-tech facilities. The project will also have a top-notch mall with international brands and a hotel and serviced apartments managed by world-renowned hospitality operators.
