'I was already an agent in 1997. The market had been surging since 1996 and reached an even higher level in 1997. I didn't join in the speculation game at that time. I felt it was very dangerous with a market like that. I also told clients not to buy flats in a rush in 1997.

'It was easy to be in real estate in around 1996 to 1997. Clients wouldn't think twice about buying a flat they liked: they worried that the price would shoot up the very next day. After the handover, they became more prudent.

'The market is more stable and healthy now - and at least it's not as frustrating as it used to be. Seeing more agencies in business in recent years, you know the market is regaining its strength.'
