Living the high life

The Mid-Levels is a high-end residential district characterised by limited supply, extending as far as the University of Hong Kong in the west, and the slopes of Wan Chai and Causeway Bay in the east.

Luxury properties are everywhere, mainly in high-rise residential clusters. Some of the better-known locations include Robinson Road and Conduit Road in central Mid-Levels, Bonham Road in west Mid-Levels, and Stubbs Road and Tai Hang Road in east Mid-Levels.

The Old Peak Road area features some of the most prestigious residential towers in Hong Kong such as Dynasty Court and Queen's Garden. Well-known properties in east Mid-Levels include Cavendish Heights and Pacific Palisades.

Major developers have also kept some exclusive residences in prime Mid-Levels locations for long-term lease purposes, such as Branksome Crest by Kerry Properties.

Clara Chu, director of residential leasing at Colliers International, says luxury homes in the Mid-Levels are always sought after by expatriates and wealthy locals.

Wendy Ho, senior sales manager of Swire Properties, says the Mid-Levels is an upscale residential district with limited supply, and this trend will remain in the foreseeable future. Swire has a long history of developing luxury properties in Mid-Levels, including The Albany in 1989 and its newest project, Azura, in Seymour Road.

Wing Tai is marketing Seymour, and the developer believes its location has 'a heritage of cultural values'.

Cherry Lai, head of residential property at Hongkong Land, says the harbour view that luxury properties, such as the Serenade, enjoy is 'iconic'.
