CLEAR the air

Homebuyers in Hong Kong will soon be facing something their counterparts in most countries are used to - the use of 'saleable' floor area rather than 'gross' floor area when calculating prices in transactions.

Flaw space

The ruling requiring estate agents to advertise the actual area of a property offered for sale on the secondary market comes a bit late for Cindy Yiu.

A few years ago she bought a second-hand flat in La Cite Noble, a development in Tseung Kwan O, which according to the estate agent's assessment of the gross floor area covered 527 square feet.

Flat buyers still have to beware

The abbreviation GFA signals buyer beware in the city's housing market. The use of gross floor area in advertising and marketing by developers and agents can inflate the quoted size of a flat by including communal areas such as staircases and lobbies. In some new estates, according to the consumer watchdog, this has accounted for as much as 32 per cent of the quoted size of a flat.

Size matters in new code on flat sales

Advertisements for second-hand homes will have to show exactly how much space there is in each flat from next year, though estate agents will not be banned from using a controversial measure that can hugely inflate the quoted size of flats.

Keeping the property market clean

At the start of 1999, a licensing regime for the estate agency trade came into effect.

There are two licence types for individuals: an estate agent's licence, which is required to operate a related business, and a licence for a salesperson, who is only allowed to perform estate agency work for a licensed estate agent.

DATA PROTECTION

The government is acting to make sure homebuyers or sellers who give their contact details to property agents do not receive endless phone calls from agents they don't know. The Estate Agents Authority's circular on the protection of personal data of clients says agents cannot disclose the information to another agent, or sell the data to a third party without the client's consent.

Number of estate agents reaches a record high

The number of estate agents in Hong Kong has reached a record high even as property transactions fell significantly in the first half of this year, according to the watchdog for property agencies.

The Estate Agents Authority today launches an online search engine that will allow members of the public to search for information about disciplinary wrongdoing by agents. The period for which the authority will retain licensed agents' disciplinary records will be also extended to two years, from a maximum of one year.
