Efficiency is the name of the game when developers and investors choose to refurbish existing commercial buildings as opposed to redeveloping them.

Unlike the often costly redevelopments, refurbishment can be done much faster, which allows developers to reap more from soaring leases and rental in high-traffic areas such as Central and Tsim Sha Tsui.

Rental cost the main consideration when deciding where to locate

IN A MARKET where rents are the third highest in the world, tenants have to consider more than 'location, location, location' when they lease offices in Hong Kong.

Cost is generally the first consideration, and the highest rents are at Two IFC in Central (about HK$150 to HK$160 per square foot a month). This is perhaps the most prestigious address in town.

Rents for offices to rise 25pc this year

Office rents will rise at least 25per cent this year following a 75 per cent surge last year, according to Jones Lang LaSalle.

Hong Kong Island commercial sector head Gavin Morgan said the vacancy rate of grade-A offices on the island had fallen to a low of between 4.2 per cent and 5.8 per cent.
