The governor of Hokkaido has defended new legislation covering land sales in the Japanese prefecture, introduced amid growing concern over purchases by foreigners including mainland Chinese and Hong Kong buyers.

Big players bid for Yuen Long site

A residential site near Yuen Long's Long Ping MTR station, estimated to cost up to HK$1.9 billion, attracted eight bids from developers before tenders closed yesterday.

The eight bidders were among the 16 developers who submitted expressions of interest last month in acquiring the 106,564 square foot site on the north of the station.

Lands Department controls the property market, not developers

The government has announced that it will release some sites for the development of residential projects for restricted sale to Hong Kong residents only, with details of terms and conditions yet to be announced.

It is easy to criticise the new policy and say it will have little impact on cooling prices or increasing the supply of much-needed apartments.

Parcels of land offered for sale between April and December will only accommodate about 9,000 new homes, indicating that the government may fall short of its annual target despite fresh measures unveiled on Thursday to boost housing supply and cool the overheated property market.
