OFFICE rents in Central and Admiralty continued to fall last month, coming down 0.6 per cent to $81.90 per square foot a month, according to the latest report by City Property Consultants. The drop brought the total decrease in rents to six per cent since January. A bigger slide was recorded for office rents in Wan Chai and Causeway Bay, which fell 1.1 per cent to $55.39 per square foot last month. The total decrease for rents in Wan Chai and Causeway Bay was 6.6 per cent since January. The agent said leasing activities were stable last month and the overall vacancy rate was unchanged at 3.2 per cent. Overall office rents fell 0.7 per cent to $71.70 per square foot. The vacancy rate in Central and Admiralty rose from 2.4 per cent to 2.6 per cent, representing 376,700 sq ft of unoccupied space. In Wan Chai and Causeway Bay, vacancies slipped from 4.4 per cent to 4.3 per cent, representing 389,600 sq ft of unoccupied space. Exchange Square enjoyed a rental of $113 per square foot. Rent in the Hong Kong Club Building was $102.17 and in Citibank Plaza it was $100. Jardine House commanded a rate of $88 while the Bank of China Tower charged $87.45. Nine Queen's Road Central reported a rental of $88. Office rents in Hutchison House, New World Tower and Lippo Centre were $80, $75.34 and $70, respectively. Pacific Place recorded a rental of $95.65. In Wan Chai, Central Plaza charged $79.77 and the Great Eagle Centre quoted $63.33. Rents in the Dah Sing Financial Centre, Convention Plaza and the China Resources Building were $58.84, $55.40 and $53.93, respectively. Causeway Bay Plaza recorded a rental of $53.35. Space in Sino Plaza was rented at a higher rate of $63.64.
