A SMALL number of deluxe townhouses, some measuring more than 4,000 square feet, have been released on the leasing market by Tak Wing Holdings at rents starting at $145,000 a month.

   The five luxury townhouses for rent are part of a 22-unit development, Las Pinadas, at 31-33 Shouson Hill Road.

  All the units are either completed or in the final stages of construction.

  According to Isabel Michie, director of the real estate division of leasing agents First Pacific Davies (FPD), interest in the townhouses has been keen despite a soft luxury property market.

  During the past six months, rents for townhouses and homes at the top end of the market have softened considerably.

  'A lot of the places were overpriced,' said Ms Michie, adding that some of the units could easily command $180,000 to more than $200,000 a month.

  Even without a full-blown marketing campaign, two of the units have already been leased. One recently went for $200,000 a month, according to Ms Michie.

  'I had one woman ring up and say that she wanted the most expensive thing we had,' she said. 'You'd be surprised at how many people are around who have big budgets.'   Las Pinadas is just a short way up Shouson Hill Road, but part of the appeal of the development, said Ms Michie, was that Las Pinadas seemed a long way from the hustle and bustle of the Aberdeen Tunnel traffic.

  The road winds and twists under a canopy of greenery past a number of other similar, security-conscious developments.

  Two of the Las Pinadas units on offer measure 3,400 sq ft and include three bedrooms, a study and a private garden.

  Other features of the units include exceptionally well-appointed kitchens, with large refrigerators and microwaves. Bathrooms have marble finishes and a jacuzzi.

  Bedrooms come equipped with ample closet space, utility areas and private underground parking. There are beautiful hardwood floors throughout.

  Asking rents for the two 3,400 sq ft flats are $145,000 or $147,000 a month.

  One remaining townhouse that is renting for $205,000 per month includes three bedrooms and a study, a large family room, a huge living and dining area, its own elevator and underground parking.

  Just off the master bedroom is a private terrace with a view of the surrounding greenery.
