ASKING prices for second-hand flats in Tai Po have nudged downwards 0.02 per cent in August to $3,895 per square foot, from $3,904 per sq ft in July, according to figures compiled by Brooke Hillier Parker (BHP).
Year on year, prices have moved up slightly by 0.2 per cent, which again reflects the 'wait-and-see attitude of buyers', according to Dave Edwards, head of special projects at BHP.
Prices in Tai Po had registered a slight surge around the Lunar New Year, he said, but had since come down.
In the Fanling and Sheung Shui area, the BHP figures show that asking prices have come off by just under five per cent month on month, from $4,036 per sq ft in July to $3,841 per sq ft during August.
Mr Edwards said this decline did not represent a trend but was more a reflection of the sample size.
'It has to do more with where the flat is located and if it is on an upper or lower floor than a real trend,' he said.
