BEIJING'S first major luxury development, Rose Garden Villas, has met with an encouraging response from buyers, eager to cash in on what might be the city's last development of its kind.

  Rose Garden Villas, which was launched in Beijing on January 14, is a 'mini-city' comprised of 500,000 square metres.

  It will be sold in four phases with a total of 772 villas; phase one features 200 villas and apartments - 100 of which have already been sold.

  There are 19 types of villas to choose from; built in five distinct styles - Japanese, American, northern and southern European and space style.

   The latter style, which is proving the most popular, is an ultra-modern design that would not be out of place in a Jetson cartoon.

   The development features a large country club, which includes a swimming pool, health centre, restaurant, tennis courts, a cinema and a bowling alley. Membership to the club is included in the price of the villas.

  The size of the villas ranges from 2,365 square feet to 5,590 sq ft. Prices range from $2.3 million to $8.3 million.

   The complex is about 23 kilometres from the city; a shuttle bus leaves every 15 minutes for Tiananmen Square.

  Each villa is equipped with central heating, split air-conditioners, satellite television, fully fitted kitchens and a garage. The larger villas include a garden and a private swimming pool.

  L and D Associates is the sole agent for the development. Branch manager Ms Angel Koeman said the response has been pleasing.

  ''The response has been great, particularly with the Beijing people,'' she said.

  ''A lot of big corporations are interested in the complex as a home for expats. L and D has been involved with the project from the beginning. We help sell the villas, furnish them and we guarantee a 10 per cent yield.

  ''The villas are mainly brick and concrete with wooden floors and mosaic tiles. The country club is also a great bonus. The thought of having a major health city just across the road from Rose Gardens is very appealing to most people.''   L and D board chairman Mr Deng Ezhiren said the company was confident the villas would sell quickly.

  ''We're quite confident of our prices and that people will be eager to invest in the development,'' he said.

  ''There was a limited supply of property from Beijing before this project went ahead and there will be a limited supply in the future.

  ''Beijing will most probably continue to have a very tight control on land, especially when selling to foreigners.

  ''Beijing isn't like other cities in China and doesn't need to sell land to get revenue. So I think the Rose Garden Villas might very well be the last luxury development to be built in Beijing.''
