Nan Fung Development is to release 96 additional residential units of its San Po Kong Plaza in San Po Kong, and will raise the average price by 6 per cent to $4,888 per square foot. The move means 119 units will go on sale tomorrow after Nan Fung said it registered 190 prospective buyers for the first 23 units. The two-block, 36-storey San Po Kong Plaza, near Kwun Tong, contains 460 units. The first batch of units was offered at an average price of $4,601 per square foot and sizes range from 548 sq ft to 822 sq ft. Today, Hang Lung is offering 40 residential units of Harvest Garden in Tuen Mun at an average price of $3,315 per square foot - 18 per cent higher than the $2,800 per square foot charged for the first batch. Eighty units were sold on Saturday after 136 units were snapped up before the public sale. The project is being offered on a first-come, first-served basis. Sales of Harvest Garden, comprising three blocks, or 408 units measuring from 593 sq ft to 815 sq ft, have been suspended for about two years. Hang Lung has offered to pay legal fees and stamp duty charges for the latest 40 units. Kerry Properties will offer Symphony Garden at Hung Shui Kiu, Yuen Long, for sale next Friday. The two-block, 12-storey residential project contains 186 units measuring 467 sq ft to 719 sq ft each. About 80 per cent of units in block two have been sold through internal sale. The company has secured seven banks to provide 70 per cent mortgage facilities, while the developer will offer a 20 per cent mortgage. A $100,000 deposit is required.
