Swire Properties and Nan Fung Development will release more units in Island Place and San Po Kong Plaza, to take advantage of positive buying sentiment. Swire Properties will release a second batch of 128 residential units at Island Place in North Point at an average price of $6,435 per square foot, about 2.4 per cent higher than the launch price of 48 units last week. On offer are 64 units in tower one and 64 in tower three. Ballot registration will take place from October 1 to 4 and the official sale will be on October 7. Coinciding with the first launch of 48 units last week, an extra 72 units were released at an average price of $6,362 per square foot to meet demand. The developer sold 116 of 120 units on the first day. Estate agents said Island Place's selling price was about 12 per cent higher than the secondary market prices for neighbouring properties. Island Place includes three residential towers with a total of 784 units on top of a four-level, 150,000-sq ft retail podium, together with a 25-storey, 484,000-sq ft office block. Nan Fung Development will sell 104 units in its San Po Kong Plaza, in San Po Kong, at a starting price of $3,676 per square foot on October 5.
