Developers will be able to release 4,564 unfinished flats for pre-sale in the short term, raising the supply of units in the primary market. These units, in four different projects, secured pre-sale consent from the Lands Department last month. They include 1,732 units in the first phase of Island Harbourview by a Sino Land-led consortium in Olympic Station, and 832 units at phase two of China Resources Enterprise's Villa Esplanada in Tsing Yi. Sun Hung Kai Properties (SHKP) also secured consent to pre-sell a 320-unit project in Ha Yau Tin, Yuen Long, while a group of 12 top developers - including SHKP, Sino Land and Cheung Kong (Holdings) - received pre-sale approval for their 1,680-unit joint venture in Fanling. The Lands Department also issued consent for Glorious Garden, a 3,026-unit project by Chevalier Group. At the end of last month, the department had 14 pre-sale applications involving 11,423 units lodged with it. These included one from Henderson Land Development for its 1,152-unit Parkland Villas in Tuen Mun, and Sino Land's 212-unit Bayview Park in Chai Wan. Other big projects awaiting pre-sale consent include another phase of 1,104 units at Cheung Kong's Laguna Verde in Hunghom and Cheung Kong's Monte Vista, comprising 1,606 units in Ma On Shan. Henderson is also seeking consent to sell 1,376 units at Metro City in Tseung Kwan O and a group of five developers, including Henderson, SHKP and Swire Properties, have applied to sell 2,158 units at Tung Chung Crescent in Tung Chung Station.
