Hysan Development has leased 60 per cent of its three office floors at Leighton Centre, Causeway Bay, according to its leasing agent.
Samson Law, executive director of leasing agent Landscope Surveyors, said two office floors divided into small furnished office units had been leased since the launch in September.
The company achieved rents of between $14 and $16 per square foot a month for these spaces, he said.
Negotiations to lease another 8,000 sq ft to 10,000 sq ft to Internet and direct-sales companies were under way, he said.
Hysan would release another floor of the building if the three floors on offer were leased, he said.
The building has four floors available, formerly occupied by the Inland Revenue Department, comprising 70,000 sq ft.
