Japanese computer-maker Fujitsu has leased two floors at Lincoln House, a Swire Properties development in Taikoo Place, Quarry Bay. Fujitsu would take up less than 30,000 square feet with a lease of five to six years, sources said. Company operations would then move from Wan Chai to Quarry Bay. Analysts said this reflected a trend among companies to move to non-traditional commercial areas. Property agents estimated Fujitsu's rent was less than $20 per square foot a month. A Swire Properties spokesman said more than half of Lincoln House had been leased. At 342,817 square feet, the building is one of Swire's two newest projects in Taikoo Place. The other is Oxford House, where two key tenants have leased about 75 per cent of the available space. Cable & Wireless HKT will take up 141,000 sq ft on the lower floors of Oxford House, while Time Warner will take up 133,000 sq ft. The building provides an overall floor area of 480,000 square feet. Agents said leasing transactions in the second half of this year were very active but rental levels were not expected to pick up immediately.
