Just outside Sha Tin, the Greenfields development looks down from the top of Kau To Shan over the Sha Tin racecourse and towards the hills of Ma On Shan Country Park. A short drive from the Tai Po Highway, Kau To Shan is a small peak but high enough to catch a good breeze. Completed last year, Greenfields is one of the newest developments in the small hilltop community, which counts Faye Wong among its residents, and has some of the best communal facilities. As at most new developments, the facilities have the feel of a mini-resort: the outdoor swimming pool is landscaped, furnished with sun lounges and tables with umbrellas, and is lit seductively at night. A small gym looks out on to the pool, and a karaoke room is located off to the side, where the noise will be of least disturbance to other residents. Six of the 20 houses are occupied and the other 14 are now on the market at between $17.5 million and $20.9 million. Two car-parking spaces are included but management fees are an extra $2.10 per square foot. Sizes range from 1,875 sq ft of saleable floor area to 2,083 sq ft for the four-bedroom houses. Inside the Greenfields houses, the entrance opens on to a small dining area, raised above the lounge. Large french windows open on to the gardens, which are small but at least provide a patch of green. Off the dining area, the kitchens look over tiny back gardens towards the landscaped communal areas. But it is not the view that matters to most cooks, and the work surfaces and cupboards in the fitted kitchens seem solid and modern. Both-sized houses include two master bedrooms, both of which face south, with views of the valley. One, on the first floor, is slightly smaller and has a less well-equipped bathroom. On the second floor, the real master bedroom has a bathroom that includes as standard the ultimate in showering luxury - a shower and bath unit with high-powered water massage jets, steam jets and a triangular basin for long soaks. The houses also include two smaller bedrooms suitable for children and an extra room on the first floor that can be used as a study, entertainment room or even a fifth bedroom. The houses also include rooms for domestic helpers, although those in the smaller houses are barely big enough to accommodate a bed. Not included in the saleable floor area of each house are the balconies and roofs, which provide additional space to enjoy the views and appreciate the breezes.
