Ho Man Tin's reputation as an upmarket oasis in Kowloon is well deserved, with developers using hills and scenic views for maximum impact
Ho Man Tin has a reputation of being the only district in Kowloon known for its upmarket apartments. Although it is located in a centralised area, the developments are mostly away from the main street, allowing well-to-do residents the privilege of a tranquil yet convenient environment.
Sandwiched between Tsim Sha Tsui and Kowloon Tong, another quiet district characterised by houses and low-rise apartments, some of the higher end apartments in Ho Man Tin have the advantages of capturing night views of the Hong Kong Island skyline and Victoria Harbour as well as the mountains behind Kowloon Tong.
Ho Man Tin comprises mainly single developments with only two big ones - King's Park Villa, developed by Sun Hung Kai Properties (SHKP), and The Regalia, developed by Sino Land.
Most of the developments in the area are surrounded by landscaped grounds and greenery - a great stress-reliever.
'Only about 3 per cent of the properties in Ho Man Tin are less than six years old, the rest are already in their twenties,' said Deniece Lai, senior manager of the south Kowloon branch at Centaline Property.
King's Park Villa, just three years old, is a large-scale project developed by SHKP, and well equipped with all facilities. It comprises 360 units - four of them duplexes with an average area of 2,454 square feet. The rest are deluxe apartments. Since January this year, there have been 18 transactions, with only one sale transaction.
