Developers have welcomed the stepped-building height concept for the proposed Green Island reclamation area, saying it provides more flexible design opportunities.
According to the newly released Western District development strategy, a mixed low-rise and high-rise residential development will be allowed in the reclamation area.
The concept will enable development height to descend gradually towards the waterfront.
On the proposed reclamation area, buildings close to the waterfront will be restricted to between 10 storeys and 23 storeys, while 40 storeys to 45 storeys could be built on back sites.
Ricky Wong, director of Wharf's marketing unit Harriman Realty, said the stepped-height concept was acceptable in the new development area. 'More flexible land uses and more new concepts are welcomed,' he said. 'We can get a balanced development in the area.'
At present, waterfront land was used generally for high-density residential or commercial projects because of the prime location, he said.
