Swire Properties and Sun Hung Kai Properties (SHKP) are preparing the pre-sale of the Ocean Shores phase two development in Tseung Kwan O. Swire senior sales manager Mabelle Ma said they had received pre-sale consent for the project. The marketing date for the flats would depend on market conditions and sentiment, she said. Ms Ma said preparation works were under way and the show flats for Ocean Shores could be completed in two to three weeks. Ocean Shores phase two has 1,536 units of 650 square feet to 850 sq ft. Ms Ma said phase two apartments were largely two-bedroom units of 650 sq ft. She said the encouraging response to the phase one sale last year showed buyers had a strong interest in two-bedroom units. Analysts expected Swire would release the project for sale soon to capitalise on the positive effect of interest rate cuts. Meanwhile, Hing Kong Holdings plans to release its Greenery Place residential project in Yuen Long, according to Andrew Yu, general manager of its marketing arm Hing Kong Estate Agents. Mr Yu said the company intended to launch the internal sale for the project at an average price of about HK$3,300 per sq ft. The development provides 330 units ranging from 500 sq ft to 900 sq ft. Mr Yu estimated it could generate proceeds of HK$650 million if all units were sold. Greenery Place is expected to secure an occupation permit from the Buildings Department next week. Mr Yu said the developer had lined up 12 banks to provide mortgages for buyers. Hing Kong also planned to release its residential development in Centre Street, Western District, in the third quarter this year, he said.
