Swire Properties plans to release 1,500 to 2,000 residential units for sale this year, with Ocean Shores phase two in Tseung Kwan O set to be launched in the short term. Senior development manager Peter Kok Kai-lam said the company had not finalised the launch date of Ocean Shores phase two, but the project should be released next month or in April. He said Swire would adopt a computer ballot arrangement for the sale to ensure the procedures were in order despite the Government's move to relax pre-sale requirements. He said the relaxation of pre-sale constraints, announced last Friday by the Government, would not bring about substantial benefits to developers but reflected the Government's willingness to ease controls on the market. Apart from Ocean Shores phase two, Swire would continue to sell the 300 remaining units of Les Saisons in Shau Kei Wan, Mr Kok said. However, sales of the remaining units at Ocean Shores phase one were suspended, he said. The sale of the 200 remaining phase one units would be subject to the sales programme of phase two. The 1,920-unit phase one development has secured an occupation permit while the 1,536-unit phase two will be completed in 12 to 14 months. Ocean Shores is a three-phase joint-venture development with Sun Hung Kai Properties. The developers launched phase one in February last year, with the first batch of units priced at an average HK$3,268 per square foot for cash payment.
