KWUN Tong is one of the oldest development areas in the territory.
As such, it is a highly populated as well as being an important industrial location.
The amount of flatted factories, specialised factories and warehouse buildings in the district totals about 47.8 million square feet of space.
This is equivalent to the combined present office stock in the core business districts of Central, Wan Chai/Causeway Bay and Tsim Sha Tsui combined.
As a long-established industrial area, most of the flatted factory stock is old, about two-thirds having been built before 1983.
This, combined with a congested road network, means that the general environment of the industrial area is poor.
The newer stock is located almost exclusively in Kowloon Bay. It is on reclaimed land formed in the early 1980s and, as a result, it has benefited from more recent planning policies.
