More owners of prestige houses are putting their properties up for sale to tap growing investment market confidence. A Peak mansion is up for tender following the sale recently of a 5,000 square foot detached house at 18 Peak Road by John Swire & Sons, the privately held parent company of Swire Group. Raymond W.F. Ho & Co director Raymond Ho Wing-fai said the property was sold at a satisfactory price last week but declined to give details. Sources said the house was sold for more than HK$80 million, representing an average price of more than HK$16,000 per square foot. Sun Hung Kai Properties sold a 5,108 sq ft penthouse in its new project at 1 Po Shan Road in Mid-Levels this week for HK$68 million, or HK$13,312 per square foot. This was the first new luxury residential sale since the government announced the new housing policy. The company sold more than 23 units during the past few weeks, generating more than HK$400 million. Average prices ranged from HK$7,500 to HK$9,000 per square foot. Other luxury properties sold in the past two months, according to FPDSavills, include a 5,362 sq ft mansion at 18 Carmel Road, Stanley, for HK$37 million, with an average price of HK$6,900 per square foot. An 8,684 sq ft unit at 55 Beach Road in Repulse Bay sold for HK$43 million with an average price of HK$4,953 per sq ft. Mr Ho said a three-storey house at 60 Mount Kellet Road, on the Peak, was on sale by tender, which would close on December 19. Raymond W. F. Ho & Co and FPDSavills were the joint sole agents of the project. 'The owner had considered selling for quite a long time. Because the market sentiment improved recently, we are tendering it for sale,' Mr Ho said. Total saleable floor area of the property is 6,889 sq ft and the total site area is 15,640 sq ft. It has a garden, pool, drive and parking for six cars. CLP Holdings is offering a 20,000 sq ft luxury residential site at 15 Ho Man Tin Hill Road, Ho Man Tin, for sale by tender. The tender will close tomorrow. The site has a maximum floor area of 130,600 sq ft and was formerly CLP's Ellyridge staff quarters. FPDSavills said a project at 18A La Salle Road, consisting of six townhouses of four and five storeys, was for sale. Three of the houses were on sale at HK$36.5 million to HK$38.5 million.
