It usually takes many kinds of people to make up a neighbourhood, but in Kennedy Road there are two distinct types.

Being quite a long street running through Mid-Levels in Central district on Hong Kong Island, Kennedy Road attracts both those who want to be near the action (at the Wan Chai end) and those who prefer the quiet, park-like environment at the Admiralty end.

'The attraction for people is remarkably different. They either want one end or the other,' said Tracy Liu of Midland Realty.

'They often think it very strange that people would select the other part, because each group believes their own end has so much to offer.'

The Admiralty end of Kennedy Road is characterised by a number of older buildings, many of them low-rise. Flats there are generally larger in size (more than 1,100 sq ft), and therefore the price is higher.

'This area is near the Hong Kong Park and residents like the open view and greenery,' Ms Liu said.

'They are also people who value being able to take exercise in the park, whether that be community exercises in the morning or just walking after work. Chinese people older than 50 especially like this area and it is also an attractive find for expatriates.
