AS THE PROPERTY market in Hong Kong starts to stage a comeback after several years of downturn, an increasing number of job seekers are hoping to try their hand at property sales.

It is a playing field wide open to anyone who is interested and has completed Form Five. However, not everyone can persevere, let alone become successful.

Ivan Ho, managing director of Ricacorp Properties said: 'Usually, if a new sales agent can manage to stay in the industry for six months, it is very likely that he or she will stay for longer. Many quit within half a year.'

The first few months are a tough and frustrating experience for many. 'You might make 100 cold calls and, on average, only five to 10 people would really talk to you on the phone,' said Mr Ho.

'Out of these people, merely two to three are willing to meet up with you. Probably only one of them would want to strike a deal with you. What I want to say is there is an awful lot of work behind one successful deal.'

The higher the number of people you are in touch with, the more opportunities there are for success. But at the same time it's normal to feel frustrated when 99 out of 100 people are not willing to ink a deal with you.

'Thus, the successful property sales agents are those who persevere and work really hard. There is no short cut to success,' Mr Ho said.
