Updated at 5.31pm: The government has approved the draft Fu Tei Au and Sha Ling Outline Zoning Plan (OZP), a Town Planning Board spokesman said on Friday. The planning area is about 357.7 hectares lying between the Man Kam To boundary crossing and KCRC East Rail line. 'The approved OZP provides a statutory land use framework to guide development and redevelopment in the Fu Tei Au and Sha Ling area,' the spokesman said. The plan aims to preserve some of the area as rural land and also to deal with an open storage problem, the spokesman explained.. According to the plan, about 175.7ha of land zoned 'agriculture' would retain agricultural land, farms, fish ponds and fallow arable land. Another 112.4ha zoned as 'green belt' would be used to conserve the natural environment from urban development. The rest of the land would be left to two existing villages, government and community facilities and be used as an open storage area, the spokesman said.
