After a month's break, new mid-range projects are coming back into the picture. After the launch of New World Development's The Grandiose, a mid-range project with lower-floor units priced at less than $4,000 per sq ft in Tseung Kwan O in April this year, the primary property market was dominated by projects going for more than $10,000 per sq ft, such as The Legend in Tin Hau and Mount Beacon in Kowloon Tong. Real estate agents have said that most of the new projects to be launched in the coming months will be mid-range developments. One of the largest projects due for release soon is Metro Town, a nine-tower joint development above Tiu Keng Leng MTR station, by Cheung Kong (Holdings) and MTR Corp. The project, to be developed in two phases, has 3,700 flats of between 600 sq ft and 1,900 sq ft. Real estate agents said the first phase of the project, comprising 1,679 units in four residential towers, is scheduled to be launched in the next two months. Units belonging to the project are expected to be set at a higher price than units at The Grandiose. 'Metro Town is on top of the MTR station, and that convenience and accessibility should allow the developer to ask for a higher price,' said Willy Liu Wai-hung, executive director of Ricacorp Properties. Another large-scale new project of more than 1,000 units to be launched in the next two months is Grand Waterfront in To Kwa Wan, developed by Henderson Land Development. Henderson Land is focused on selling the luxury project Regence Royale in the Mid-Levels. The developer has sold most of the units in its mid-range Sai Wan Ho development, the Grand Promenade. Real estate agents expect Sino Land's One Silver Sea at Olympic Station in Kowloon to be released before a rival project, Harbour West, belonging to Sun Hung Kai Properties, makes its debut in the same district. 'It is very likely that One Silver Sea will be launched within the next two months,' said Mr Liu. He said that Harbour West was likely to hit the market in the fourth quarter. Nan Fung Development is expected to launch La Place De Victoria, a single-block residential project in North Point, in the coming two months. The project comprises 192 apartments ranging from 500 sq ft to 1,200 sq ft. Well-heeled flat seekers will still see some fresh supply of top-notch properties in the coming months, such as Sun Hung Kai Properties' house development at 8 Severn Road and The Giverny in Sai Kung, a 63-house project developed by Wing Tai Asia and Nan Fung Development.
