A HONG Kong buyer last week paid $4.5 million for an office building in Melbourne. The 3,184-square-metre construction at 179-185 Normanby Road, South Melbourne, was sold with an income of $595,000, reflecting a yield of 13.25 per cent. The deal was negotiated by Jones Lang Wootton International Division. The building is leased to the Westinghouse Brake and Signal Company which occupies the building on a 10-year lease expiring September 2000. The lease has minimum rental increase of 10.25 per cent every two years and signage rights of $100,000 a year to March 1998.
