Sun Hung Kai Properties will officially launch its 160-house Vineyard development in Yuen Long on June 25 but buyers have already committed to more than 30 units as of yesterday, according to property agents. The positive response came as the government sold three residential sites in Tai Po district for a higher than expected HK$6.18 billion. 'More than 30 houses were committed to be bought by buyers. The outcome is not bad,' said David Chan, a sales director with SHKP's New Territories residential division. Mr Chan said buyers were attracted to the project's building quality, environment and gardens. 'For those who love to live in houses, gardens and landscapes are important factors,' he said. SHKP has spent more than HK$130 million on the landscaping features. It also offers five types of gardens. Management and maintenance fees for the gardens are waived for the first two years. Agents said the 30 houses with sizes from 2,800 square feet to 5,200 sqft were sold at between HK$5,000 and HK$6,500 per square foot. The four-bedroom houses with sizes of 2,800 sqft to 3,500 sqft were popular with homebuyers, the agents said. The developer on Monday released the price list for its luxury housing project, with each unit selling for HK$15.81 million to HK$23.51 million. On Saturday, SHKP also opened for sale five to 10 units at Manhattan Hill in Lai Chi Kok. A 1,148 sqft unit on the 25th floor of block five of the development was sold for HK$6,749 per square foot or HK$7.74 million. Another 1,439 sqft unit on the same floor fetched HK$6,928 per square foot or HK$9.9 million. The company has also sold 100 units at Harbour Green in West Kowloon since March 8 at HK$6,100 to HK$6,200 per square foot, raising almost HK$400 million.
