In today's fast-paced luxury market, the home is truly a castle of opulence. Standards have risen, expectations are higher and, to achieve the iconic 'wow space', developers are turning to world-renowned interior designers, and are pushing for more innovations, green approaches and flexibility.

FSK3 creative director Johnny Wong designs custom-made spaces for private clients and believes the lobby space of each residence cultivates the story of the development.

'Lobbies have evolved from being a simple buffer space and security checkpoint to an iconic space showcasing the aspirations of the development,' says Wong, who runs the design studio with creative director Miho Hirabayashi. 'It's a feature space where the design can be connected to the DNA of the brand. This allows the developer to begin selling its story of the brand to the potential residents.

'With the increased ease of accessing information through the web and the phenomena of global travel, this has resulted in a more educated client with higher expectations in design within [the mainland] and Hong Kong.'

According to Steve Leung, Designers founder and managing director, attention to detail is what buyers are seeking. 'Clientele in Hong Kong are more knowledgeable about design and technology. They have a higher expectation on the style as well as materials or technology used.'
