There's a hefty price to pay for real estate which boasts stunning sea views. The price of a villa with a sea view in Clear Water Bay is about HK$18,000 per square foot, while those without a sea view cost HK$13,000 to HK$14,000 per square foot, according to Sunshine Property Consultant. A villa, with a sea view at Riviera, Clear Water Bay, was recently sold for HK$38 million. At 2,200 sqft, the villa also comes with a 1,300 sqft garden. Tennis courts and a communal swimming pool are also provided. If the price tag is a bit beyond your budget, you may like to opt for properties in the same area that are of similar size but without a sea view. A 2,070 sqft villa at Island View on Wing Lung Road, Clear Water Bay, is on sale for HK$29.8 million, rounding up to about HK$14,300 per square foot. With two floors and four bedrooms, one including an en-suite bathroom, the villa also has a big open kitchen. It has building and mountain views and a bit of a sea view. Its 3,600 sqft garden includes a swimming pool. There is also a garage with a maid's quarter. The usable area of the house is 85 per cent, which is considered a high percentage, says Mathew Chung Kwong-yiu, sales manager at Sunshine Property Consultant. There are 16 villas in the complex and the other villas are occupied. Residents at Island View vary from locals to foreigners. Chung says foreigners generally tend to favour village houses and detached houses more than villas in Clear Water Bay. A villa is a detached or non-detached house in a housing estate whereas a house is built on one individual piece of land. Houses are more expensive than villas. The average price per square foot of a house in Clear Water Bay starts from about HK$16,000 and rises to HK$30,000. Although villas and houses are common in the area, Chung says that those on the market for sale are rare. 'People who can afford to buy a villa or house are usually end-users, thus they would rarely sell their properties. Right now, there are only 50 to 60 villas on sale in Clear Water Bay,' he says. The lack of villas and houses for sale is causing property prices to rise in Clear Water Bay, according to Sunshine Property Consultant.
