DEVELOPERS are building bigger residential estates while office buildings tend to be smaller, a survey shows.
The conflicting trends were found in a study covering the largest residential and commercial developments due for completion in the 12 months from July this year.
The survey was done on behalf of the South China Morning Post by agents Brooke Hillier Parker (BHP).
David Faulkner, a partner at BHP, said: ''Office schemes are getting smaller . . . because of difficulties in getting large sites.'' However, the shortage of sites would ease when current reclamation projects were complete, he said.
The smaller office projects included the 44,010-square-foot Multifield Plaza built by Multifield (Holdings) and the 49,980-sq-ft Empress Plaza completed by Charmwell Development.
Mr Faulkner said the exceptions to the trend towards smaller office buildings were Wharf's Gateway I in Tsim Sha Tsui and Swire Properties' Dorset House in Taikoo Shing which were 921,056 sq ft and 546,000 sq ft in size respectively.
