DEVELOPERS have taken advantage of improved residential market sentiment to release more flats for sale. Sun Hung Kai Properties added 64 residential units in its Pristine Villas development in Sha Tin for sale today, on top of its initial offer of 38 units. Sino Land also launches today the sale of 40 flats in Block Six of its Avon Park project in Fanling. Cheung Kong (Holdings) is expected to offer units in Blocks 11 and 19 of its Laguna City project in Kwun Tong next week. Despite an improvement in buying sentiment, developers were still cautious in setting prices. Cheung Kong has not disclosed details of its Laguna City offer, but estate agents expected to see a 10 per cent cut against the asking rate of $6,270 per square foot for the last offering in May. Sun Hung Kai has not raised the price for the additional 64 units at Pristine Villas. The average price for the 102 flats on offer stayed at $5,700 a square foot. The company registered 139 prospective buyers for the sale. Estate agents expected home buyers would snap up more than 60 per cent of the 102 flats today. The price of the 40 units in Block Six of Avon Park averaged $4,200 a square foot, which is about the level achieved at the previous sale. Henderson Land Development saw slower sales for its Henderson Centre project in Beijing and its Skycity development in Shanghai after the price was raised 10 per cent yesterday. About half of the 46 additional office units at Henderson Centre and more than 30 per cent of the additional 60 residential units at Skycity had been sold. The additional units were offered following a quick sell-out of 60 units each at the two projects on Thursday.
