Top-class developments and a favourable investment climate mean London's property market is still a magnet for Hong Kong-based buyers. They know they can find modern, conveniently located apartments, built to the highest standards, which will also appreciate in value and offer excellent rental returns. A prime example is the new N2 London development in Finchley, north London. Marketed in Hong Kong by Hamptons International (HK), it comprises 53 luxurious one- and two-bedroom apartments in a village-like neighbourhood known for its ambience, yet within easy reach of everything the city has to offer. Three underground stations are just a short walk away, with journeys to Euston taking only around 16 minutes or less than half an hour to The City or West End. For residents choosing alternatives to public transport, N2 London has 53 secure basement parking spaces and cycle storage facilities Developer Wates Construction has worked to an architectural plan and interior designs that maximise natural light. Each apartment in the low-rise block has a fresh air ventilation system and most have a balcony or terrace to give extra outdoor space and pleasing views. With high-quality finishes throughout, the overall effect is of space, light and openness. The state-of-the-art amenities and integrated appliances help residents enjoy the very best of contemporary living. 'The development has been designed to appeal to people of all ages, from first-time buyers to [more seasoned] investors or perhaps those seeking an exclusive retreat,' says Richard Teoh, sales director for Hamptons International in Hong Kong. In terms of basic floor areas, configurations range from 489 sqft to 763 sqft. Access is by lift from three separate entrance lobbies and a video entry-phone system adds to the sense of security. Inside, layouts feature an open plan living/dining area which leads into a Manhattan kitchen. What makes this special are the matching worktops with rolled-edge surfaces, Tanzanian Wenge wood-strip flooring, polished chrome socket plates and stainless steel directional spot lights. Appliances, supplied by Electrolux, include an electric oven with gas hob and hood, fridge/freezer, dishwasher and washer/dryer. Main bedrooms have stylish fitted wardrobes designed to maximise storage space and come with fully fitted wool twist carpets, and television sockets. A thermostatically controlled flat-panel radiator will ensure warmth in the winter months. Bathrooms and en-suites have an assortment of distinctive design touches that provide style and comfort. There is, for example, full-height wall tiling above the bath, which complements ceramic floor tiles, along with a wall mirror, heated towel rail, electric shaver socket and 'Aqualisa' shower fittings. As part of the general specifications, residents will enjoy the advantages of gas central heating, mains-operated smoke alarms and an attractive landscaped courtyard. With a view to promoting good environmental principles, each apartment has double glazing and energy-saving lighting systems. N2 London will be one of the few developments in the capital to be constructed to level 5 of the sustainability code. Commenting on overall prospects for the British property market, Teoh suggests there are plenty of reasons for Asia-based investors to be optimistic. Demand continues to be fuelled by a favourable exchange rate and a strong rental market. The view also remains that London property values will show stable, sustainable growth in the years to come, making the sector a beacon for far-sighted investors. 'Amid current [stock] market turmoil, real estate is providing investors with an asset class that offers long-term stability and security,' Teoh says. 'The N2 London launch is therefore a prime opportunity for both professional and non-professional Asian investors to diversify their portfolios.' Hamptons International has an agreement to arrange an exclusive release of N2 London to the Asian market. This special opportunity will also be packaged with a six per cent rental guarantee for the first year to ensure investors are able to generate rental income immediately after purchase. All apartments have the benefit of a parking space within a secure basement car park. Ready for immediate occupation and for a limited time only: free legal fees and free high quality furniture pack is offered. '[We] have a proven track record in successfully introducing some of the UK's premier residential developments to the Asian market,' Teoh says. 'Continued pressure on new supply of residential property across the UK and tightened lending conditions [there] will ensure investors generate strong yields from their property.' A launch exhibition takes place at the British Consulate-General in Hong Kong from Friday to Sunday.
