The upcoming residential seafront development, Andaman at Quayside, on Malaysia's Penang island has raised the benchmark of high-quality living in Asia.
'Quayside is known to be the most complete luxury development in the region,' says Richard Teoh,  sales director of Hamptons International in Hong Kong, the development's sales agent. 'And [it is] the first of its kind to offer a private  1.8-hectare signature water park with a collection of pools over seven distinct activity areas.
This  8.49-hectare residential complex is located at Seri Tanjung Pinang,  a  97-hectare world-class waterfront master-planned residential community, the largest  on Penang.
The area is also the latest addition to the international list of world-class waterfront communities, including the Palms in Dubai, Australia's Sovereign Island and Sentosa Cove in Singapore.
Malaysian prestige property developer Eastern & Oriental Berhad,  developer of Andaman at Quayside,  says this is a once-in-a-lifetime deal. In Andaman at Quayside, there are three high-rise apartment blocks with 169 condominium units that are available in three different sizes.
The smallest units, the one-bedroom condominiums, measure from 1,128 sqft, while the  two-bedroom suites start from 2,046 sqft.
The largest units, which include three-bedroom suites, are at least 2,776 sqft. Penthouse owners will also get their own private pool.
There is an average of  nine condos on each floor with  four lifts in each tower.
To make sure  residents get their money's worth, the architect has ensured that 75 per cent of the suites face the sea, the marina at Straits Quay, the tree-lined water park, or towards the lights of  Gurney Drive.
But that's not all. 'One Resort, A Thousand Experiences' is the developer's motto. That statement refers to the water park in Quayside, which is exclusively for the use of  its residents.
The park is divided into seven zones with four pools. There is a formal signature pool, an outdoor spa - with hot and cold plunge pools, whirlpools, bubble jets and water-massage falls - a beach pool, with beach chairs and shade structures, and an enormous adventure water park, with water walls, children's play area, waterfalls, fountains and  splash pools.
Next to the water park is a clubhouse that is furnished with a gymnasium, an aerobic studio, a games room, a multipurpose hall, tennis courts, a  barbecue area and  a children's playground.
The development also  boasts  2.83 hectares of verdant parks, gardens, walks, a jogging path and a cycling track for the residents' exclusive use.
Landscaping for Quayside Seafront Resort Condominiums  is designed by renowned  landscape architects Geyer Coburn Hutchins (GCH) of Seattle in the United States.
The residential development offers every convenience for modern living. A  five-minute stroll from Quayside is the vibrant enclave of Straits Quay, Penang's first seafront retail marina.
There, you can sit at outdoor cafes; watch yachts sail by; shop for art, antiques and treasures in the Tourist Precinct; browse for books and magazines; attend performances at the Performing Arts Centre of Penang; or even hop onto a water limousine for a  cruise along the coast.
Quayside is only 15 minutes away from the  tourist strip of Batu Ferringhi  and vibrant Georgetown,  a Unesco World Heritage Site and capital city of Penang.
This prime piece of residential development will not only be popular with locals, the sales agent anticipates international interest  as well.
'We expect Andaman at Quayside to have very positive sales results,' Teoh says. 'Quayside is a viable investment in both good and volatile times, given its affordability, the Malaysian government's investor-friendly policies, and the opportunity it offers to own a freehold property. The property is set to draw Hong Kong,  mainland and other Asian investors looking to invest in a luxurious seafront property with attractive pricing and rental yields.'
Future residents will join the multicultural Seri Tanjung Pinang community, comprising  Malaysians and more than 13 nationalities.
Buyers will also have the advantage of being able to apply for the Malaysia My Second Home Scheme, a programme promoted by the government of Malaysia  to allow foreigners to stay in Malaysia on multiple-entry social visit passes.
HSBC offers  loans exclusively for buyers of Andaman at Quayside, financing up to 90 per cent of this project. The project will be completed by the third quarter of 2015 and residents can move in immediately afterwards.
