Over the past two decades, leading boutique property developer Torre Lorenzo Development Corp (TLDC) built a strong brand in Philippine real estate for its pioneering premium university condominiums conveniently located in university belts across Metro Manila. With the same foresight today, the company has expanded into multi-use complexes, townships and leisure destinations in high-growth urban centres outside the capital – reflecting an ability to gain first-mover advantage amid the country’s strong economic growth.

Partnering with global hospitality group Dusit Hotels & Resorts, TLDC ventured beyond Metro Manila into the upscale hotel and luxury resort segment with Dusit Thani Residence Davao – an exclusive five-star hotel and residential development – and dusitD2 Hotel. The developments are located in Tierra Lorenzo Davao, TLDC’s first premium lifestyle development and Davao city’s first luxury complex.

The progressive developer’s expanding portfolio and presence in Davao also includes Lubi Plantation, a 36-hectare master-planned leisure township located in the Davao Gulf. Just 30 minutes away from Dusit Davao, the luxury island resort houses the Beach Club at Lubi Plantation and will be the future site of Dusit Thani at Lubi Plantation, offering VIP services and world-class amenities to members and guests.

TLDC also developed Davao’s first master-planned township, Ciudades – a 200-hectare community integrating urban living within a natural environment.

Backed by a strong leadership with good foresight, TLDC is able to expand in high-growth areas before other companies. Maintaining a lean team of real estate professionals, the group delivers projects with the company’s distinct elevated brand experience from inception to turnover in a very short time.

“In the Philippines, when people start something, everybody follows – so you really have to be ahead of the curve,” says Tomas Lorenzo, CEO. “We are very deliberate in our planning, strategising and decision-making. We don’t do what everyone else is doing. Keeping a close eye on the market, observing trends and watching movements in demographics have been our keys to success. Because of our size, our turnaround time is quick.”

Foreseeing a gap in accommodations for university students back in the year 2000, TLDC began offering strategically positioned condominiums with state-of-the-art facilities conveniently located near Metro Manila’s leading universities and establishments. The upmarket units were a far cry from the inconvenient living conditions of student dormitories at the time.

Equipped with the best amenities such as gyms, comfortable study halls, full-service laundry and swimming pools, TLDC’s premium university residences offer advanced security and hi-tech services. These include smart card access systems, automated radio-frequency-identification-based billing and operational systems, and an auto-generated text messaging service informing parents when their children enter and exit the building.

“We’re very hands-on and we try to understand the market,” Lorenzo says. “From planning and construction to management of the building, we are involved from beginning to end.”

The company’s student-targeted premium residential projects include 1 Torre Lorenzo and 2 Torre Lorenzo, prime student housing across De La Salle University along Taft avenue; and Torre Lorenzo Central in the heart of Manila’s historical “university belt”.

Its other premium residences are Torre Lorenzo Malate, the ideal residence for students and young professionals near prestigious hospitals, and medical schools and offices; and Torre Sur, a commercial-residential hub along the Alabang-Zapote Road for professionals, families and students in the south.

Torre Lorenzo welcomes collaborations with hospitality brands and institutional investors. New projects underway include 3 Torre Lorenzo near De La Salle University, St. Scholastica’s College and De La Salle-College of Saint Benilde; and Torre Lorenzo Loyola near Ateneo de Manila University, Miriam College and the University of the Philippines.

The company has also invested in a US$45.5-million complex in Batangas called Tierra Lorenzo Lipa, which will house two residential towers and the Dusit Princess Lipa hotel.
