London is a city in transformation. The new Crossrail commuter rail service, scheduled to begin operation in 2018, has sparked a number of regeneration projects that are turning formerly neglected areas of prime Zone 1 real estate into desirable residential neighborhoods.

One such area is Paddington, which is in the middle of a £1 billion (HK$10 billion) refresh that's bringing new life and amenities to one of Central London's best-connected districts. Currently offering lower prices compared to its surrounding areas, JLL UK expects Paddington property to soar in value when Crossrail opens, making this the last chance for investors to snap up bargains in this up-and-coming area.

A new Paddington property that's entering the market in September is No.3 Canalside Walk, a luxury apartment building on the 11-acre Merchant Square estate developed by European Land. These 79 private residential apartments across 12 floors offer views of adjacent Regent's Canal from the lower levels and London's landmarks from the upper floors.

Residents will also benefit from being in close proximity to some of London's most sophisticated retail and dining spots, while being secluded from the noise and traffic in a landscaped enclave with gentle flowing waters and a pace of life to match.

Zone 1 waterside living

Paddington's vibrant waterside quarters of Merchant Square, Paddington Central and Little Venice are hubs of activity all year round, from dance and fitness classes to live music performances and the summer dragon boat regatta. The area also has plenty on offer for foodies, with bars, restaurants and coffee shops combining great food and drink with serene canal views.

Beyond the waterfront, some of London's most iconic boutiques and shopping centers are less than 30 minutes' walk away in elegant Marylebone and Mayfair, while Oxford Street and the West End aren't much farther. A Virgin Active gym is close by to help you keep up your fitness regime, or you can enjoy the fresh air and wide open spaces of the local Royal Parks.

One of the biggest draws of living in Paddington is its excellent transport connections. The redesigned Paddington Station can be reached from the apartments over a canal bridge without even having to cross a road, and the new Elizabeth Line means your journey to Canary Wharf or Heathrow Airport can be made in less than 20 minutes. If you prefer the scenic route, take in the sights along Regent's Canal and the Grand Union Canal in an electric GoBoat.

Bespoke luxury

No.3 Canalside Walk was designed by Horden Cherry Lee Architects to reflect Paddington's heritage as a transport hub and its canal location, with a dynamic exterior complemented by clean lines in each apartment.

Every elegantly appointed apartment features bespoke fittings, fully integrated appliances and high-speed fiber, among other amenities. Residents can also make use of communal facilities such as a landscaped roof terrace and outdoor gym, a daytime concierge, 24-hour security and an automated parcel delivery and storage service.
