White City: London's brightest new neighborhood
The £8 billion White City Opportunity Area is drawing the best and brightest to West London, with opportunities for property investors

A robust economy, favorable exchange rate and growing population make London a favorite city for overseas property investment, but its expensive central districts are too steep a barrier for many buyers. Those looking for a more accessible London investment with long-term capital gain should instead look west to the booming regeneration areas of West London, forecast for 13 percent growth from 2019 to 2022 by Jones Lang LaSalle (JLL) – particularly White City.
The White City Opportunity Area is one of London's biggest regeneration projects, a collaboration between local government and private investors that's turning the former home of the BBC into a competitive global hub of innovation and entertainment. Over the next five years, the initiative aims to create 6,000 new homes, 2.2 million square feet of office space and 20,000 jobs, making White City one of the best places to live and work in the UK capital.
Some of these residential developments are already well underway, such as White City Living by St James which is set to welcome its first residents later this year. A mixed-use development across eight acres of parks and gardens with shops, cafes, restaurants and more than 1,800 homes, White City Living will be an important pillar supporting the new community of students and creative professionals. It also offers opportunities for investors looking to step onto the West London property ladder before prices catch up to the rest of London.
Innovation district
The White City regeneration is attracting creative and business talent to West London through its new research and business centers. These include the new 23-acre campus of global top 10 university Imperial College, 10 minutes' walk from White City Living, and new co-working spaces at the former BBC Television Center and Media Village. London's financial centers and other major universities are less than 30 minutes away by Tube.
For shopping, dining and leisure, White City Living is located right next to Westfield – Europe's largest shopping and entertainment complex with more than 400 stores, 35 luxury boutiques and a 17-screen cinema. There are more than 300 dedicated restaurants and bars in the local area, with more retail and dining venues opening at White City Living to serve residents and the wider community.
Well-connected by road and rail, White City is just 15 minutes away from Central London, with two Underground stations at the entrance of the development. It's 20 minutes to King's Cross Station for Eurostar connections and 30 minutes to Heathrow, soon to be shortened to 17 minutes by Crossrail when the nearby Old Oak Common interchange opens in 2026, expected to further drive up house prices in surrounding areas.

Just minutes away from London's Royal Parks, White City Living is bringing valuable green space to West London with four-season landscaped gardens and a five-acre public park complete with water features, footpaths and cycling routes.
