“The wise young man or wage earner of today invests his money in real estate.”

A century since he said those words, the advice of Andrew Carnegie, billionaire businessman and philanthropist, still holds true today. Apart from fulfilling the universal dream of home ownership, property in a desirable location can reasonably be expected to appreciate over time.

Regency Heights’ high elevation provides residents with stunning views over London’s ever changing skyline

Among the world’s prime capitals, London is a standout: property values in the British capital have more than tripled in the last two decades.

Of course, one of the keys to savvy investment is buying in up-and-coming areas before prices get too high. Not even the most experienced investors may be able to guarantee where “the next big thing” will be, but they certainly take note of the pointers.

One of these is demographic trends: does the area appeal to empty nesters downsizing, and to young professionals looking to live, work and play in a well-connected locale? If so, you’ll likely find a neighbourhood of like-minded people, or as landlords, take your pick from a pool of potential tenants.

Another is jobs and schools. If the area is one that provides employment, and has access to a quality school network, the daily commute for residents is far less arduous. Investors can expect better occupancy rates and rental return from these properties.

Perhaps the biggest market indicator of an ascendant urban hub is the plans for public transportation, specifically, rail. Old Oak Common Station, located within close proximity to Regency Heights, is the only place where the forthcoming Crossrail and the HS2 stations meet.  Due to complete in 2026, it will provide the residents of Regency Heights with a truly world-class transport interchange. Furthermore, developments sitting on these lines are expected to grow in value by 36% – 60% with values likely to increase further once works starts on the HS2 lines.

Garden courtyards provide a relaxing ambience around the curated collection of new homes

Shops, parks, sporting facilities and entertainment options are important lifestyle benefits that seal the deal for savvy purchasers.

One area that ticks all of these boxes is Park Royal. Its NW10 location delivers all there is to love about living in, and investing in London, without the high postcode price tag. At Regency Heights, a new landmark development by Fairview New Homes Ltd, early movers who follow the smart money may reap the advantages of securing a stunning home in a vibrant, up-and-coming aspirational district with unique connections to the heart of London.

According to the Park Royal Business Group, this economic powerhouse in West London will be home to over 2,000 new businesses that will thrive as they take advantage of new opportunities to grow, providing the opportunity for 55,000 new jobs. The Old Oak and Park Royal area has been earmarked for the UK’s biggest regeneration project, with a vision to build 25,500 new homes, and create 65,000 new jobs. Sadiq Khan, further stated that “Old Oak and Park Royal is one of the most important regeneration projects in London and is set to be the largest new development in the capital since the London 2012 Olympics and Paralympic Games.”

The £26 billion redevelopment will further enhance West London’s appeal, which has seen the recent expansion and growth of White City and Europe’s largest shopping centre, Westfield.

It’s also set to become the most connected place in the UK. The HS2 train line at Old Oak and Park Royal set to open in 2026 & the Crossrail line, set to open at the end of the year will take passengers to Heathrow in 18 minutes, the West End in 22, and 49 minutes to Birmingham. It will also be the only stop where transformative high-speed rail project High Speed Two (HS2), Crossrail, Great Western Mainline and Overground services connect.

For local residents the start of this unprecedented connectivity is imminent: the new Crossrail line at Acton Crossrail station, opening in 2019, is just a 8 minute drive, or a 12 minute bike ride, from Regency Heights.

Enjoy the fresh air from your own private balcony

The area will also be home to a vast 25-acre, £3 billion new campus for Imperial College London, one of the UK’s leading universities. White City Campus is Imperial's major new campus in West London, bringing together world-class researchers, businesses and partners from academia to work, share ideas and turn cutting-edge research into benefits for society.

Standing tall at the heart of this most significant district are the three striking, purposeful buildings of Regency Heights.  Towering above 90 metres, Regency Heights is a landmark development comprised of 807 new studios, 1, 2 & 3 bedroom apartments with impressive city views overlooking vast areas of London: the city centre to the south; while to the west, the flowing arch of Wembley Stadium rises into the sky.

The high-specification, contemporary-style residences at Regency Heights are designed for easy living, with a focus on low maintenance and energy efficiency. Young aspiring Londoners, professionals and entrepreneurs alike will surely be drawn to this stunning collection of new homes.
