Home of chic shopping and fine dining, Fulham property prices are traditionally among the most expensive in London, but regeneration activity opening up an overlooked stretch of the River Thames is creating new investment opportunities. The South Fulham Riverside Regeneration Area is redeveloping almost 100 acres of waterfront real estate in Hammersmith and Fulham to attract more people to live and work in this well-connected corner of Zone 2.

The most ambitious development in the regeneration zone is King's Road Park by St William, a joint venture between Berkeley Group and National Grid. Once complete, this residential-led neighborhood will include 1,800 new homes, 100,000 square feet of commercial space, a new public square, private gardens and three renovated period buildings, all set within six acres of landscaped parkland.

Between the River Thames and one of London's busiest shopping streets, less than 10 minutes' walk from Underground and Overground stations and with exclusive resident amenities, King's Road Park is set to become a sought-after address in South West London when it opens its doors in the next few years.

London on the doorstep

A center of culture in the capital since the swinging sixties, the King's Road is today a more urbane destination for boutique fashion, chic antiques and cosmopolitan dining, from esteemed eateries like the Bluebird and The Ivy to sidewalk seating at Fulham Broadway. Sloane Square in neighboring Chelsea has more glamorous shopping and dining options and it's not much farther to London's premier department stores Harrods and Harvey Nichols in Knightsbridge.

To soak up the local culture, catch a match at Chelsea Football Club, shows at the Royal Court Theatre or exhibitions at the Saatchi Art Gallery, or take the Tube to Westminster to see London's world-famous sights. Fulham Broadway Underground and Imperial Wharf Overground stations are half a mile from King's Road Park for convenient travel across the city. Heathrow Airport, the UK's busiest, is just 26 minutes' drive.

Families with children are well served by a number of prestigious schools in walking distance, including Lady Margaret, while world-class universities such as Imperial College London, King's College London, the London School of Economics and University College London are less than 30 minutes away. Local parks and gardens offer escapes from city life, including conservation area Parsons Green with its quaint village at the center.

Landscaped living

The King's Road Park development is building a new community in Fulham, surrounded by relaxing parks and gardens and served by shopping, dining and entertainment venues. Renowned architects, landscape architects and interior designers are working together towards a shared vision for the project, with the new buildings being sensitively designed to blend in with Fulham's existing cottages and townhouses.

Inside the stylish suites, one, two, three and four-bedroom apartments and penthouses, full-height windows make the most of natural light while kitchens, bedrooms and bathrooms benefit from quality materials and finishes. Upgrading to a premium apartment adds panoramic terraces, higher-specification interiors and more exclusive perks.

Living at King's Road Park also entitles residents to use of the development's private facilities, inspired by exclusive members' clubs and hotels. These include a 25-meter swimming pool and vitality pool, fitness facilities and treatment rooms, a residents' lounge and dining room, meeting rooms, cinemas, games rooms and a golf simulator. The courtyard gardens are also exclusively for the use of residents and a concierge service is on hand 24/7 to take care of any requests.

The first phase of King's Road Park will complete in the second half of 2022. Units are now available for overseas property buyers starting from £655,000 (HK$6.33m).
