With greater demand from mainland businessmen, the high-end hotel market in Zhengzhou is expanding rapidly. As customers become more sophisticated, facilities and service standards are improving.
While the whole of Henan province only had 11 five-star hotels two years ago, the provincial capital alone now has 16 five-star hotels and nine international brand hotels, according to Donald Zhang, general manager of the Ramada Plaza Zhengzhou.
Local hotels have maintained healthy occupancy rates despite the increase in supply. "Our three hotels [have an occupancy rate] in the high 70s and the city is about 70 per cent for the year for starred hotels," says Uwe Lohage, general manager of the Crowne Plaza, Holiday Inn and Holiday Inn Express in Zhengzhou.
While hotel guests come from around the world, typically it is mainland businessmen who dominate. Lohage estimates that 85 per cent of his customers are domestic, a customer base that is becoming increasingly discerning.
Isaac Wu, acting general manager of the Yuda Palace Hotel, notes that "domestic consumers' demand for international fine cuisine has grown significantly".
Zhengzhou's premier hotels offer an intriguing range of options. The Novotel is in the city's new central business district, near the convention centre and many of the city's newest amenities. The Yuda Palace Hotel stresses its personalised service, price and facilities.
Ramada's Zhang emphasises its upgraded hardware and services. The Crowne Plaza, Holiday Inn and Holiday Inn Express complex boasts extensive landscaping and stems from a former government state house that has housed luminaries from Mao Zedong to President Hu Jintao.
Henan is making an effort to woo overseas guests, aiming to build on the 238,400 Hong Kong tourists who visited last year, according to Wu. Those efforts include promoting the numerous tourists spots that are a daytrip away from Zhengzhou, such as the Shaolin Temple and the Song dynasty capital city of Kaifeng along the Silk Road. Zhengzhou's hotel sector has benefited from government efforts to attract foreign capital to central China. Zhang notes two examples of major investments, by Foxconn and Nissan, in local facilities.
Rapid growth has also brought challenges as companies vie for space in an increasingly crowded field. "There are more and more hotels in the market to share the same piece of cake," says Thompson Kou, general manager of the Novotel Zhengzhou Convention Centre. Kou has seen signs of a price war emerging among local hotels. It's a concern echoed by Lohage, who cautions that "every developer believes they will be the next successful hotel with 800 rooms".
Hoteliers are investing heavily in the Zhengdong New District, the city's central business district (CBD). Kou says, "seven five-star hotels will be opening in the Zhengzhou East CBD district alone". While the boom may affect hotel occupancies, it's a sign for customers looking for first-rate amenities at reasonable prices.
