Goodluck Hope: Island property in the heart of East London

East London has a new cultural hub. A joint venture between Irish developer Ballymore and Hong Kong real estate tycoon KFI is transforming the former industrial site of Leamouth South into a compelling riverside neighbourhood.

Goodluck Hope will feature 804 homes fronting directly onto the River Thames, as well as public promenades offering panoramic views of the city, 2,000 square metres of commercial space and a host of cultural attractions forming the capital's newest creative district.

Preserving maritime heritage

The Goodluck Hope development completes the ambitious regeneration of the Leamouth Peninsula into a major arts and culture destination in the east of the capital, following the success of London City Island in Leamouth North.

With river views on three sides, the new neighbourhood is steeped in maritime history and tradition. Nowhere is this more evident than at the Orchard Dry Dock, a Grade II-listed dock that's been restored and re-imagined as a social space for residents.

The Line, London's first contemporary art walk, will feature works from such esteemed artists as Antony Gormley and Damien Hirst, and the English National Ballet and London Film School are relocating to adjacent London City Island in 2018.

Other cultural institutions such as the Tate galleries, South Bank and O2 Arena are a short boat ride away. The financial and business district of Canary Wharf is just four minutes from nearby Canning Town Underground station, or a scenic 17-minute cruise aboard the new Thames Clipper. From here, the new Canary Wharf Crossrail station, opening in 2018, offers rapid transport to the city and Heathrow Airport.

Architects Allies and Morrison took inspiration from the area's industrial maritime heritage when designing Goodluck Hope, from the forms and colours of the brickwork to the open-plan, warehouse style apartments.
