White City Living: Residential heart of West London's bright new neighborhood

The newest phase of Berkeley St. James' development adds 526 waterside homes to eight green acres of Zone 2 London

The London housing markets are set for recovery in 2020, but investors still need to choose their neighborhoods with care. With prime Central London property being out of most buyers' price ranges, outlying areas offer more opportunities and are expected to see the strongest price growth over the next five years and beyond, according to research by Jones Lang LaSalle (JLL). Up-and-coming regeneration areas offer the best long-term investment prospects, particularly White City.

An £8 billion masterplan to bring 6,000 new homes, 20,000 new jobs and 2.2 million square feet of office space to White City is already well underway. Large-scale projects from leading developers including Westfield, Stanmore, Berkeley St. James and Imperial College London are establishing the former broadcasting hub as a competitive destination for business, education and retail in West London, luring creative professionals and students away from the more expensive east.

Opposite Television Centre at the heart of the regeneration area is White City Living, St. James's new mixed-use development set in eight acres of landscaped gardens and parkland. Once complete, the site will house 2,300 homes, shopping and dining venues, public spaces and private resident facilities to create the focal point for White City's new community. A new phase of apartments at White City Living, The Water Gardens, is launching for overseas property investors this month.

The best of London in easy reach

Neglected by developers for decades, White City offers an enviable Zone 2 address less than 15 minutes from the entertainments of the West End and a short walk from renowned concert venues, museums and Royal Parks. Europe's largest shopping center, Westfield London, is on the doorstep, with over 400 stores, 60 restaurants and bars and a 20-screen cinema. More leisure facilities are directly opposite White City Living at Television Centre, the former home of the BBC, including the newest members club of Soho House.

Television Centre is also a major new business district that's helping to establish White City as a hub of innovation and research in London. Nearby White City Place is another popular destination for tech startups, media and life sciences that's attracted brands such as Yoox-Net-A-Porter, The White Company and leading biotech firms to the area. The new 23-acre research campus being built by global top 10 university Imperial College London will also put White City on the map for international students, academics and researchers.

White City Living residents have convenient access to the rest of London and beyond with two Tube stations at the entrance of the development serving three Underground lines. Journey times are 12 minutes to the designer boutiques of Bond Street, 20 minutes to King's Cross Eurostar station and 35 minutes to Heathrow Airport. Several of London's leading universities, including University College London, King's College London and the London School of Economics, are less than half an hour away by Tube.

Life on the water's edge

Formerly the site of warehouse, West City Living has transformed the industrial area into an expansive green space. Once complete, the landscaped gardens and public park will include more than 6,500 trees and plants from four continents and a winding stream passing through bridges and waterfalls to a sunlit pool. Each building of the development has been individually designed by architects Patel Taylor to harmonize with the surrounding nature.

The Water Gardens are the newest phase at White City Living, a collection of three Japanese-inspired buildings that sit beside the oriental water gardens. Generous windows and a private balcony or terrace command relaxing views over the water and landscape from a total of 526 suites, one, two and three-bedroom apartments and penthouses.
