Goodluck Hope: New apartments launched in East London's island neighborhood

Ballymore's award-winning waterfront development in London's creative East is welcoming overseas property investment

Mention London and most people think of its timeless landmarks, from Big Ben and Westminster to Buckingham Palace. But east of the historic city center, the former docklands along the River Thames have changed unrecognizably over the past few decades. Extensive regeneration has transformed areas such as Canary Wharf from industrial wasteland into some of the most desirable real estate in Europe, and the East End's transformation isn't over yet.

One of the most ambitious regenerations ongoing in East London is the redevelopment of the Leamouth Peninsula into two mixed-use developments. On the north side, London City Island (nicknamed 'Mini Manhattan') is a new hub of culture and commerce just four minutes from the skyscrapers of Canary Wharf. To the south, Goodluck Hope is an award-winning waterfront neighborhood by property developer Ballymore and Hong Kong's Kwok Family that's attracting artists, creative professionals and investors to a unique island-style living experience in the city.

Expanding the creative East

With its strategic location at the confluence of London's two major rivers, the Thames and the Lea, the Leamouth Peninsula played a vital role in the city's maritime heritage from the 19th to 20th centuries. The 21st century has seen East London reborn as a hive of creativity, innovation and culture, supported by some of the world's best data connectivity, collaborative workspaces such as Here East and the technology cluster of East London Tech City, all easily accessible from Goodluck Hope.

Also close by is Canary Wharf, the single largest employer of bankers and finance professionals in Europe, as well as a favorite destination in the capital for shopping, dining and nightlife. A pedestrian footbridge connects Goodluck Hope to Canning Town Underground station for convenient travel to Canary Wharf and all over London, while Thames Clippers river boats offer a scenic alternative for reaching nearby attractions such as the O2 Arena, South Bank and Tate galleries. For international connections, London City Airport is less than 10 minutes' drive by car or taxi.

Serving the growing community

Creative professionals will feel at home in Goodluck Hope and London City Island, where flexible studios and work spaces encourage collaboration between artists and entrepreneurs alike. The peninsula is the new home of cultural icons including the English National Ballet, The London Film School and the city's first contemporary art walk, featuring works from such luminaries as Antony Gormley and Damien Hirst.

All island residents have membership access to the social spaces and leisure and fitness amenities of The 1595 Club and The Arts Club. These include a swimming pool, gym and spa, business center, dining room and private cinema. The local community is also served by The Island Grocer, stores and cafes along Orchard Place and a linear park along the waterfront. Families with children are well catered for by the independent Faraday School and convenient access to London's world-class universities and colleges.

Industrially inspired living spaces

The design language of Goodluck Hope takes its inspiration from the peninsula's heritage of wharves and warehouses, from the restored Grade II-listed dry dock, now a social space, to the spacious, open-plan apartments. All homes offer panoramic views over the River Thames, Canary Wharf and surrounding landmarks from full-height windows and private balconies or terraces.

Estimated to complete from Q3 2021 to Q2 2022, a select number of residences at the Ceylon Building and The Lofts at Douglass Tower are now available for overseas property buyers. Prices for suites and one, two and three-bedroom apartments start from £399,000 (HK$4.05m), with loft penthouses starting from £1,100,000 (HK$11.18m).

Investors based in Hong Kong who want to find out more can attend JLL's exclusive launch event from Saturday 2nd to Sunday 3rd November.
